Second stage of Ala-Too Resort auction begins in Kyrgyzstan

The second stage of the auction for land plots within Ala-Too Resort ski resort has been announced in Kyrgyzstan. Thirty-six lots, including key tourism and infrastructure facilities, are up for bid.

The auction is being conducted by the State Property Management Agency. The plots are located in Khan-Teniri rural area of Ak-Suu district, Issyk-Kul region, within the construction zone of Jyrgalan resort.

According to the State Property Management Agency’s press service, the properties on offer include sites for the construction of three-, four-, and five-star hotels, apartments, an ethnic village, restaurants, cafes, and other commercial facilities. The project aims to create a major international tourism cluster. The auction will take place on April 8, 9, and 10, 2026, with 12 lots each day, in form of an online auction on the Auction ETP platform.

The first stage of the auction, held in July 2025, demonstrated strong investor interest: 14 of the 49 lots were sold, including key properties—five-star hotels, Scandinavian hotels, VIP cottages, and an ethnic village. These properties were purchased by local investors. Construction has already begun at some sites.

To participate in the auction, it is necessary to submit an application, a security deposit, and a package of documents. The winner will be the participant with the highest bid for the lot. In the event of a losing bid, the security deposit is refunded within 10 banking days.

A special regime is provided for foreign investors: land plots are provided for temporary use for up to 49 years.

Authorities note that the implementation of the Ala-Too Resort project will be an important step in developing the country’s tourism industry and attracting investment to the region.
