A decline in real estate transactions has been recorded in Kyrgyzstan. Aidar Sukenbaev, chief specialist of the cadastral valuation sector of the State Agency for Land Resources, Cadastre, Geodesy, and Cartography, announced on Birinchi Radio.
According to him, the decline is occurring amid slowing price growth.
The expert recalled that last year, Balykchy, Talas, Karakol, and Manas saw a sharp increase in house sales and a significant price increase. Now, the real estate market has slowed.
Aidar Sukenbaev believes that the market has reached its limit of saturation. He also suggested that Kyrgyzstanis are starting to resell their properties at lower prices, fearing they won’t be able to sell them at a better price later.
According to him, the average price can vary and depends on the location of the property. At the same time, the price gap between them is narrowing: while it was 20-30 percent in 2014, it was approximately 6.4 percent in 2025. This indicates growing confidence in new construction and an increasing share of transactions in the primary market.
The influence of seasonal factors is also decreasing. Previously, an increase in activity was observed in the spring and fall.
At the end of March, approximately 715 transactions were registered, compared to 948 in the same period last year.
